Auzlending arranges business loans, commercial property loans and working capital from banks and specialist lenders, with a broker who understands what a small business owner can and cannot produce on paper.
Who this loan suits
Owners of trading businesses with an ABN, usually two years or more of trading, who need to buy premises, fund growth, smooth cash flow or refinance an expensive facility. Start-ups and businesses under two years old have fewer options but not none, and we say so early.
What you need to apply
- Two years of business and personal tax returns, or interim financials for the current year.
- Six months of business bank statements.
- BAS statements for the last four quarters.
- An ATO account statement showing tax is up to date, or a payment plan.
- For a commercial property purchase, the contract and a lease if the property is tenanted.
How we compare lenders for you
Business lending is not one market. A commercial property loan from a bank, an unsecured cash-flow loan from a fintech lender and an invoice finance facility have completely different pricing and paperwork. We work out which product actually solves your problem, then compare lenders within that product on rate, fees, security required and how fast they move.
What it costs
Commercial property loans and most bank facilities pay us a lender commission and cost you nothing extra. For some unsecured and specialist facilities we charge a brokerage fee, agreed in writing before we lodge anything. Lender establishment fees vary and are listed in every option.
How long it takes
Unsecured business loans can fund in one to three business days. Bank facilities and commercial property loans take three to six weeks. Having your financials up to date is the biggest factor.
Questions people ask
Can I borrow against my home for the business?
Yes, and it is often the cheapest option. It also puts your home at risk, so we talk that through honestly and look at business-only security first.
My tax is behind. Can I still borrow?
Some lenders will lend with an active ATO payment plan in place. Others will not. Being upfront lets us go to the right one first.
How much can a business borrow for a commercial property?
Typically up to seventy or eighty percent of the property value for standard commercial property, less for specialised property. Serviceability is based on the business profits plus any rent.
